Mona is a boutique luxury residential development by Lords Group, located at 1 Mona Road, Darling Point NSW, one of Sydney’s most prestigious eastern suburbs approximately 4km from the CBD. The development’s premium character and boutique scale required a waste management solution that performs reliably while integrating seamlessly into the building’s operational infrastructure.
Elephants Foot Chute Solutions was engaged to supply and install a waste chute system tailored to the building’s vertical layout and occupancy requirements. The system provides efficient waste transfer across seven chute pipe levels, with six fire-rated self-closing waste intake doors installed across operational levels and a bypass configuration incorporated at ground floor. The chute runs straight up and down throughout the shaft, with the discharge room located at basement 1.
A linear track compactor system configured to suit two 240L waste MGBs was installed at basement 1, supporting efficient waste compaction and bin management within the basement waste room. The linear track configuration allows bins to be positioned and rotated along a track, reducing manual handling and supporting a well-organised waste room environment suited to the high-end expectations of a boutique luxury residential building.
A vent and wash-down cleaning system was installed at the top of the chute shaft, discharging through to open air on the level above to support airflow management, odour control, and internal chute hygiene throughout the full height of the shaft.
The completed installation provides Lords Group with a durable, compliant, and low-maintenance waste infrastructure solution tailored to the boutique luxury character of Mona, supporting efficient building operations and a refined residential experience for occupants in one of Sydney’s most prestigious waterfront suburbs.
