Waste Management Consulting in Sydney, NSW

Waste consulting for Sydney developers, councils and asset owners. Plans that clear council, work in the building, and hold up after handover.

Waste Consulting for Sydney Developments

Sydney does not run on one waste rulebook. City of Sydney, Inner West, Parramatta, Willoughby, North Sydney, Randwick and Sutherland Shire all assess waste differently, and most now expect a site-specific Operational Waste Management Plan lodged with your DA.

That variance is where projects lose time. A plan copied from a neighbouring LGA gets queried, the approval stalls, and the waste room gets redesigned after the drawings have already been issued.

We read the DCP, the LEP and the council’s collection arrangements before we write a line. Then we plan the building around what will actually be collected, by whom, and how often.

Our consultants work with developers, architects, planners and strata managers across Greater Sydney, from infill sites in the Inner West to staged precincts in the south-west and north-west growth corridors.

Waste Management Plans for Council Approval

Operational Waste Management Plans

Most Sydney developments need an Operational Waste Management Plan to support planning approval. In NSW the plan typically sits alongside your Statement of Environmental Effects and is assessed against the relevant council DCP.

We write OWMPs that are specific enough to be assessed without a round of questions. Each one is built around the building type, expected waste volumes, collection access, and how the waste room will actually be used at 7am on a Monday.

Approval is the floor, not the ceiling. A plan that cannot be operated becomes the building manager’s problem within a month of handover. So we design for the handover, and we work with architects and planners early so the waste room is right before the drawings are locked.

1. Operational Waste Management Plans (OWMP)

Required during:

  • Development application and planning stages
  • Early design and feasibility planning
  • Before architectural documentation is finalised

An OWMP is the document Sydney councils assess to confirm a building can genuinely manage its waste. Most NSW consent authorities expect it lodged with the DA, referenced in the SEE, and consistent with the relevant DCP.

We model waste room layouts, chute requirements, collection vehicle access and daily flows against the council’s own collection arrangements. That is what stops the plan being queried.

2. Construction & Demolition Waste Management Plans

Must be prepared:

  • Before demolition or construction begins
  • During tender preparation
  • During site establishment

A C&D WMP is often a condition of consent, and always a condition of good site management. Our plans set out how each waste stream is sorted, stored, tracked and removed.

Inner Sydney sites face specific pressure: EPA tracking obligations, almost no spare footprint, and neighbours who notice everything. We plan around restricted haul routes and tight laydown areas, and we align recovery targets with the project’s sustainability commitments.

3. Green Star Waste Reporting

Must be addressed:

  • At early sustainability planning
  • Throughout construction
  • Before formal Green Star submission

Green Star waste credits depend on evidence collected while the work is happening. Miss the data and it cannot be recreated later.

We set the reporting framework up before demolition starts, so tonnage, destination and diversion evidence is captured correctly the first time. For Sydney projects chasing 5 and 6 Star ratings, that framework is the difference between a claimed credit and a proven one.

4. Operational Site Analysis

Should be conducted:

  • 6 to 12 months after the building becomes operational
  • When odour, blockages, contamination or workflow issues appear
  • When occupancy or the tenancy mix changes

Most Sydney buildings that underperform on waste are not badly designed. They are badly tuned. Lift frequency is too high, the bin fleet is oversized, or the system is used in a way nobody planned for.

Our operational site analysis and waste audit work out which it is, and what it is costing you. You get a costed plan, not a report that sits in a drawer.

5. Technical Design Support

Must be considered:

  • During early architectural design
  • Through design development and documentation
  • Before tender or IFC drawings are issued

By the time a waste room reaches documentation, most of its problems are already baked in. We get involved while the layout can still move: chute risers, truck access, bin manoeuvring, clearances, ventilation and fire requirements.

Getting this right at design stage is the cheapest decision in the project. Getting it wrong shows up later as a redesign, a delay, or a lifetime of operational complaints.

One Clear Point of Accountability

Waste systems in Sydney that reflect your standards.

Because we consult, design, manufacture and service, your project team deals with one accountable party. There is no hand-off between the advisor who wrote the plan and the supplier who has to deliver against it.

That matters most after approval. The people who planned your waste room are the people who build it and maintain it, so the intent survives contact with the building.
