Elephants Foot Chute Solutions designed and installed tailored waste management systems for Mosaic Property Group’s prestigious Cotton Tree by Mosaic development. This north-facing waterfront project forms part of Mosaic’s acclaimed masterpiece series, continuing their successful Lorient (Maroochydore) and Florence (Burleigh Heads) developments in partnership with Bureau Proberts architects.
For Building 1, Elephants Foot Chute Solutions implemented a complete waste chute system with seven 510mm diameter, 1.6mm thick galvanised steel chute pipes servicing levels 02 through 08. The system included seven premium fire-rated self-closing hopper doors with smoke seals, all compliant with 2-hour fire rating requirements. Advanced odour control features were incorporated, including automatic flushing sprays and dedicated venting on Level 08, with a ground-level discharge room featuring minor offset configuration.
Building 2 received an identical high-performance waste management solution, mirroring Building 1’s specifications. The installation comprised matching 510mm galvanised steel chutes with corresponding fire-rated intake doors at all levels, along with duplicate odour management and discharge solutions. Both buildings benefited from straight vertical chute runs for optimal waste flow and coastal-grade 1.6mm galvanised steel construction specifically designed for the marine environment.
The systems were carefully integrated with the architectural vision, maintaining the development’s premium aesthetic while ensuring complete functionality. Special attention was given to venting solutions, with all vent runs limited to a maximum of 3000mm above chute heads to preserve the buildings’ clean lines.
