Llandaff Development is a medium‑density residential project delivered by Kuatro Build in Sydney’s eastern suburbs. Located in the highly serviced Bondi Junction precinct, the site sits close to transport, retail, and major employment hubs, requiring a practical and compliant waste management solution capable of supporting daily residential use while minimising noise and disruption.

To meet these requirements, Elephants Foot Chute Solutions supplied and installed a centralised waste chute system designed to deliver efficient vertical waste transfer while maintaining safety, hygiene, and long‑term operational performance.

The system incorporates 510mm galvanised steel chute pipes servicing nine levels from ground to Level 8. To reduce noise transmission within the residential environment, all chute sections were fitted with a high‑performance acoustic lagging upgrade consisting of 55mm, foil‑faced glass‑wool insulation, improving resident comfort and acoustic performance.

Fire‑rated, self‑closing waste chute intake doors are installed on every active level, providing safe and intuitive access while maintaining fire and smoke separation between floors. Clear signage supports correct resident use and reduces misuse.

At the top of the chute, a dedicated odour relief vent and wash‑down cleaning system provides continuous airflow and automated internal cleaning. This assists with odour control, improves hygiene, and protects the internal condition of the chute over the life of the building.

At basement level, waste is discharged via a Type A discharge system with a minor offset into a 240L mobile garbage bin. A linear compactor system is integrated at discharge level, reducing waste volume and improving collection efficiency. The completed installation integrates seamlessly with the building’s residential waste management system, delivering a reliable, low‑maintenance solution suited to medium‑density residential living in Bondi Junction.
