Jasmine – Multi‑Core Residential Waste Chute System

Jasmine is a large‑scale residential development delivered by Aland within Sydney’s north‑west growth corridor. Positioned inside a master‑planned community close to transport links, schools, and retail amenity, the project required a robust and coordinated waste management solution capable of servicing multiple buildings and cores while maintaining compliance, efficiency, and long‑term operational reliability.

To meet the demands of this high‑occupancy development, Elephants Foot Chute Solutions supplied and installed ten individual residential waste chute systems distributed across Buildings A through E. Across the project, a total of 54 vertical chute runs were installed using durable 510mm galvanised steel chute pipes, selected for structural integrity, longevity, and consistent internal waste flow across multiple levels.

Each operational floor is fitted with fire‑rated, self‑closing waste chute intake doors, supporting safe resident access while maintaining building fire compliance. Ground‑level bypass arrangements were incorporated where required, and smoke seals were installed to designated buildings (C, D and E) to further enhance fire safety performance and compliance outcomes.

Integrated vent and wash‑down cleaning systems were installed at the uppermost levels of each chute stack, promoting airflow management, odour control, and internal chute hygiene. These systems are essential in multi‑core residential developments where daily waste volumes are high and system reliability is critical.

At Basement Level 1, waste discharges through a combination of minor and medium offset configurations into 1100L MGB handling systems. Linear compactor units were installed across all cores to suit dual 1100L bins, significantly improving bin capacity, reducing collection frequency, and streamlining servicing logistics. Select cores incorporate carousel compactor arrangements to optimise space within discharge rooms while maintaining safe and efficient waste transfer.

Additional scope items—including on‑site penetration adjustments, additional chute extensions, and hopper door additions—were delivered to accommodate construction staging and as‑built conditions, ensuring seamless integration with structural and architectural layouts.

Together, the Jasmine installation represents a comprehensive apartment waste management infrastructure solution, purpose‑built to support high‑volume residential living while maintaining compliance, operational efficiency, and long‑term durability across a multi‑building development.
