
Corsa is a boutique luxury waterfront residential development by Made Property, located at 134A-140 Tennyson Road, Mortlake NSW, on Majors Bay in Sydney’s inner west. The development’s premium waterfront setting and boutique scale required a waste management solution that performs reliably while meeting the acoustic and compliance expectations of a high-end residential environment across three building cores.
Elephants Foot Chute Solutions was engaged to supply and install three eDiverter chute systems across Lifts A, B, and C, providing a combined total of 14 chute pipe levels across all three cores. The eDiverter system enables both waste and recycling streams to be managed through a single chute line, with an automated diverter at the base directing material to the correct bin. All discharge rooms are located at basement 1, each fitted with a minor offset discharge configuration to suit a 660L MGB.
Lift A services five chute pipe levels with four fire-rated self-closing eDiverter intake doors installed across operational levels, incorporating a bypass configuration at upper basement level. Lift B services five chute pipe levels with fire-rated self-closing eDiverter intake doors installed at every operational level. Lift C services four chute pipe levels with fire-rated self-closing eDiverter intake doors installed across all operational levels.
A comprehensive acoustic upgrade package was applied across all three cores. Premium acoustic lagging using 55mm thick 32kg/m3 foil-faced glass-wool insulation blanket rated R1.3 was applied to all 14 chute pipe sections, and NRD2 rubber acoustic isolation mounts with 10mm static deflection were installed at all 14 chute pipe levels to minimise both airborne and structure-borne noise transmission throughout the building. Medium temperature smoke seal upgrades were also applied to all 13 intake doors, providing enhanced fire and smoke containment compliance across all three cores.
Odour relief vent and flushing spray systems were installed at the top of all three chute shafts, discharging through to open air at a maximum of 3,000mm above the head of each chute to support airflow management, odour control, and internal chute hygiene throughout all shafts.
The completed installation provides Made Property with a durable, compliant, and acoustically premium waste management solution tailored to the boutique luxury character of Corsa, supporting efficient building operations and a refined residential experience for occupants on the Majors Bay waterfront.
