30 Bourke is a boutique luxury residential development by Modco Constructions Group, located at 30 Bourke Street, North Wollongong NSW, positioned moments from the Wollongong coastline. The development’s premium character and boutique scale required a waste management solution that performs reliably while meeting the acoustic and compliance expectations of a high-end residential environment.
Elephants Foot Chute Solutions was engaged to supply and install an eDiverter chute system suited to the vertical layout and occupancy requirements of the building. The eDiverter system enables both waste and recycling streams to be managed through a single chute line, with an automated diverter at the base directing material to the correct bin, providing a space-efficient and practical waste separation solution well suited to a boutique luxury residential building.
The installation services five chute pipe levels, with five fire-rated self-closing eDiverter intake doors installed at every operational level. The discharge room is located at basement 1, with a minor offset discharge configuration installed to suit a 240L MGB.
The basement discharge room incorporates two waste room equipment systems to manage the separated waste and recycling streams. A carousel with compactor system configured to suit four 240L MGBs was installed for the waste stream, and a linear system configured to suit three 240L MGBs was installed for the recycling stream. Together these systems support efficient bin rotation, compaction, and collection within the basement waste room, reducing manual handling for facilities staff and maintaining an organised waste room environment.
The acoustic specification for the discharge room required Embelton NRD isolation mounts to all ceiling-mounted equipment, ensuring structure-borne noise from the waste system is appropriately managed at basement level and does not transmit through the building fabric into the residential floors above.
An odour relief vent and flushing spray system was installed at the top of the chute shaft, discharging through to open air at a maximum of 3,000mm above the head of the chute to support airflow management, odour control, and internal chute hygiene throughout the full height of the shaft.
The completed installation provides Modco Constructions Group with a durable, compliant, and acoustically considered waste management solution tailored to the operational demands of 30 Bourke, supporting efficient building operations and a premium residential experience for occupants moments from the Wollongong coastline.
