Sage by Moran is a residential aged‑living development delivered by Richard Crookes Constructions in Sydney’s Sutherland Shire. Located in the coastal suburb of Cronulla, the project supports long‑term independent and assisted living and required a waste management solution designed around safety, accessibility, hygiene, and minimal manual handling for residents and staff.

Elephants Foot Chute Solutions supplied and installed a fully integrated dual waste and recycling chute system purpose‑designed for aged‑living environments. The system incorporates 510mm galvanised steel chute pipes servicing ground level through to Level 9, providing a centralised and reliable method for daily waste and recycling disposal.

Fire rated, self‑closing intake doors are installed for both waste and recycling on each active residential level, allowing clear separation of waste streams at the point of disposal while maintaining fire and smoke compartmentation. Clear signage at each intake supports correct use and improved recycling outcomes throughout the building.

To enhance resident comfort and acoustic performance, the chute system was upgraded with a high‑performance acoustic lagging solution. This includes a 25mm thick acoustic barrier bonded to convoluted foam and fixed directly to chute sections, reducing noise transmission between levels and supporting a quieter living environment.

At the upper levels, vent and wash‑down cleaning systems provide airflow and automated internal chute cleaning to control odours and maintain hygiene. At basement level, waste and recycling are discharged through Type A bottom discharge units into 660L mobile garbage bins, supporting efficient collection while minimising manual handling within the discharge room.

The completed waste chute system delivers a compliant, low‑maintenance solution that prioritises resident safety, improves recycling performance, and supports efficient long‑term operations within a high‑quality coastal aged‑living development.
