
Pavilions Blackburn Lake Stage 2 is an award-winning luxury retirement living development by Ironside, located at 131-173 Central Road, Nunawading VIC, set among protected woodland adjacent to Blackburn Lake in Melbourne’s eastern suburbs. The development’s premium character and multi-building configuration required a coordinated waste management solution with enhanced acoustic and hygiene specifications suited to the comfort and safety of its residents.
Elephants Foot Chute Solutions supplied and installed four dual waste and recycling chute systems across Blocks 4 South, 4 North, 5, and 6, providing a combined total of 24 chute pipe levels. All 24 fire-rated self-closing intake doors received medium temperature smoke seal upgrades, and acoustic lagging using a 25mm thick 5kg/m2 barrier bonded to convoluted foam was applied to chute pipe sections across all four blocks to minimise noise transmission within the retirement living environment.
Each block discharges to basement level, with two Type A bottom discharge doors installed per building – one configured to suit a 660L waste MGB and one to suit a 1,100L recycling MGB. An EF Neutralizer odour management unit was installed in each discharge room, and vent and wash-down cleaning systems were installed at the top of all eight chute shafts. Reusable slab penetration ring formers were supplied across all four blocks to support accurate chute penetration installation.
The completed installation provides Ironside with a durable, compliant, and acoustically considered waste infrastructure solution supporting efficient operations and a comfortable environment for residents across all four blocks.
