Baringa Plantation Stage 1 is a retirement living development delivered by Vantage Holdings Australia within the rapidly growing Sunshine Coast corridor. Designed to support independent and assisted living, the community required a safe, accessible, and low‑maintenance waste management solution capable of supporting daily resident use while minimising manual handling and operational complexity.

To meet these requirements, Elephants Foot Chute Solutions supplied and installed two centralised residential waste chute systems, servicing multiple residential buildings across the development. The systems provide efficient vertical waste transfer from residential levels to ground‑level discharge rooms, improving operational efficiency while supporting hygiene, safety, and long‑term building performance.

Each system incorporates 510mm galvanised steel chute pipes engineered for durability and long‑term structural reliability. To further enhance acoustic performance within the residential environment, all chute sections were upgraded with specialised acoustic insulation, helping minimise operational noise transmission between levels—an important consideration for retirement living communities.

Fire‑rated, self‑closing waste intake doors are installed at each serviced level, ensuring compliant, secure, and user‑friendly access for residents and building staff. At the uppermost levels, integrated vent and wash‑down cleaning systems support airflow, odour management, and internal chute hygiene, helping maintain consistent system performance over time.

Waste is discharged at ground level through minor offset discharge arrangements designed to suit building bin handling requirements, forming part of the broader residential waste management infrastructure. Together, these systems provide a reliable, low‑maintenance waste solution tailored to the accessibility, safety, and operational needs of modern retirement living environments.
