The Lanes Waste Chute & Integrated Compactor System

The Lanes is a residential apartment development delivered by RCC Builders in Brisbane’s West End precinct. Positioned within a vibrant inner‑city environment close to retail, dining, and transport links, the project required a centralised waste management solution capable of supporting daily resident use while maintaining compliance, operational efficiency, and long‑term durability.

To meet these requirements, Elephants Foot Chute Solutions supplied and installed a dedicated residential waste chute system servicing Ground, Mezzanine, Levels 1–11, and Roof. The installation incorporates durable 510mm nominal LLDPE chute pipes, selected for impact resistance, internal flow performance, and suitability within multi‑storey residential construction.

Fire‑rated, self‑closing waste chute intake doors are installed across operational residential levels, ensuring secure and compliant resident access while maintaining building fire safety standards. A bypass configuration was incorporated at the Mezzanine level to suit architectural design requirements, while a custom‑fabricated steel chute pipe section was designed and manufactured for the undercroft roof bypass level to maintain continuity of the vertical system.

At the uppermost level, an integrated vent and wash‑down cleaning system supports airflow management, odour control, and internal chute hygiene, helping ensure consistent day‑to‑day system performance.

A key component of the installation was the custom‑fabricated discharge arrangement featuring a non‑combustible cut‑off and integrated compactor designed to suit 1100L MGBs. The discharge room was redesigned to accommodate this configuration, with site inspections undertaken to ensure compliance, spatial optimisation, and safe servicing access. The integrated compactor improves waste volume reduction, streamlines bin handling logistics, and supports efficient waste collection within the building’s Basement 1 discharge area.

Together, the installation forms part of the development’s broader apartment waste management infrastructure, delivering a compliant, customised, and operationally efficient solution tailored to inner‑city residential living in West End.
