Heart of Willoughby – Mixed Use Waste & Linen Chute Systems

Heart of Willoughby is a mixed‑use residential development delivered by North Shore Property Construction on Sydney’s Lower North Shore. Integrating apartment living with ground‑level retail within an established village precinct, the project required a coordinated and high‑capacity waste solution capable of managing both residential and commercial waste streams within a constrained urban footprint.

To meet these operational demands, Elephants Foot Chute Solutions supplied and installed multiple residential waste chute systems across Buildings A through E, along with a dedicated linen chute system. In total, 35 vertical chute runs were constructed using durable 510mm galvanised steel chute pipes, selected for structural strength, fire compliance, and long‑term performance within multi‑storey construction.

Fire‑rated, self‑closing waste chute intake doors were installed across all operational levels, supporting safe user access while maintaining building fire separation standards. Strategic bypass levels were incorporated in select buildings to align with architectural layouts and storage levels. A separate linen chute system was delivered within Building D, providing compliant vertical transfer for laundry streams and supporting operational separation between waste and linen services.

Each chute stack integrates an engineered vent and wash‑down cleaning system at its uppermost level. These systems assist with airflow regulation, odour control, and internal hygiene — particularly important in mixed‑use developments where waste volumes and operational frequency are elevated.

At basement and lower ground discharge rooms, waste streams were configured through a combination of minor and medium offset discharge arrangements to suit 660L MGB handling. Linear compactor systems were installed across the majority of buildings to improve bin capacity and streamline collection logistics, while carousel bin systems were introduced in designated cores to optimise discharge room space and operational access. Project variations were accommodated to reflect as‑built conditions and operational refinements, ensuring the final installation aligned with both architectural intent and servicing requirements.

Together, the Heart of Willoughby installation forms part of a fully integrated apartment waste management infrastructure, supporting efficient daily operations, retail and residential waste separation, and long‑term building performance within a mixed‑use urban environment.
