Lansdowne Gardens Aged Care - Linen Chute System Installation

Lansdowne Gardens is a premium residential aged care facility located at 54-58A Wycombe Road, Neutral Bay NSW, on Sydney’s lower North Shore. Delivered by Richard Crookes Constructions, the development involved the construction of a new three-storey aged care facility, the restoration and adaptation of an existing heritage building, basement car parking, and connection to the established facility at 58A Wycombe Road.

Elephants Foot Chute Solutions supplied and installed a linen chute system suited to the operational requirements of a premium aged care environment. The system provides efficient linen transfer from upper levels to the lower ground discharge area, reducing manual handling for care and facilities staff and supporting hygienic linen management across the building.

The installation services three chute pipe levels across ground floor, level 1, and level 2, with fire-rated self-closing linen intake doors installed at each level. Signage was fitted to each intake door to support correct and safe use by staff throughout the facility. The chute runs vertically with the discharge room located at lower ground level.

A Type H bottom discharge door was installed at lower ground level, configured to suit the selected trolley size and providing a side-hinged, fire-rated discharge solution suited to the linen handling requirements of a residential aged care setting. The discharge configuration supports an organised and hygienic linen collection point, minimising contact and handling for laundry staff.

A vent and wash-down cleaning system was installed at level 2, discharging through to open air on the level above to support airflow management, odour control, and internal chute hygiene. The system ensures the chute shaft remains clean and well-ventilated throughout its operational life, which is particularly important within an aged care environment where hygiene standards are paramount.

The completed installation provides Richard Crookes Constructions with a durable and compliant linen management solution tailored to the specific operational demands of Lansdowne Gardens, supporting efficient building operations and contributing to a safe and hygienic environment for residents and staff.
