Luxe is a medium to high‑density residential development delivered by J Hutchinson within the Broadbeach coastal precinct. Located close to the beachfront, retail amenities and major transport links, the project required a high‑capacity, centralised waste management solution capable of supporting daily resident volumes within a vertical high‑rise environment.
To meet these requirements, Elephants Foot Chute Solutions supplied and installed a 30‑level eDiverter chute system servicing Levels 4 through 33. The system is designed to provide controlled, efficient vertical waste transfer while maintaining compliance, hygiene standards and long‑term operational reliability within a coastal apartment setting.
The installation incorporates 28 fire‑rated, self‑closing chute intake doors across Levels 6 to 33, with bypass arrangements on Levels 4 and 5 to suit architectural planning and service coordination. Each intake door is supported by compliant signage and designed for safe, user‑friendly resident access.
A major chute offset was engineered at Level 5 to accommodate structural and spatial constraints within the building core, ensuring the chute runs efficiently through the remaining levels. The system continues vertically to Level 33, where an integrated vent and wash‑down cleaning system assists with airflow management, odour control and internal chute hygiene — a critical feature in high‑rise coastal developments exposed to varying environmental conditions.
To further enhance performance, an acoustic lagging upgrade was applied to all chute sections. The 55mm thick, 32kg/m³ foil‑faced glass‑wool insulation blanket (R1.3) reduces structure‑borne and airborne noise transfer between floors, improving occupant comfort throughout the building.
At Level 3, the discharge room houses a dedicated eDiverter discharge system configured to suit MGB handling. This controlled discharge arrangement improves bin management efficiency, supports safe servicing and aligns with the building’s broader apartment waste management infrastructure strategy.
The completed installation delivers a durable, acoustically treated and operationally efficient waste transfer system tailored to the demands of high‑rise coastal living in Broadbeach.
