
Odyssey Lifestyle Communities is a luxury retirement living and aged care development constructed by Multiplex Constructions, located on Chevron Island on Queensland’s Gold Coast. The development’s scale and operational complexity, combining high-density retirement living with aged care requirements across multiple levels, required a coordinated waste and linen management solution capable of servicing the full height of the building reliably and hygienically.
Elephants Foot Chute Solutions was engaged to supply and install a dual waste and recycling chute system and a linen chute system across the development, providing a combined total of 41 chute pipe levels across both systems. The installation was designed to support efficient internal waste and linen handling while reducing manual transport requirements for care and facilities staff and maintaining organised waste and linen room operations throughout the facility.
The dual chute system services 38 chute pipe levels, with 18 fire-rated self-closing waste intake doors and 18 fire-rated self-closing recycling intake doors installed across all operational levels. Two bypass configurations were incorporated at mezzanine level for both the waste and recycling streams, with a major mid-level offset also incorporated at mezzanine level to route the chutes through the building layout. The discharge room is located at ground level, fitted with minor offset discharge configurations for both waste and recycling streams, each configured to suit a 2,000L MGB.
The linen chute system services three chute pipe levels, with two fire-rated self-closing linen intake doors installed across operational levels and a major mid-level offset incorporated at mezzanine level. The discharge room is located at ground level, fitted with a minor offset discharge configuration to suit the selected linen trolley. Two odour relief vent and flushing spray systems were installed at the top of the dual chute shaft, and one vent and flushing spray system was installed within the linen chute system, supporting airflow management, odour control, and internal chute hygiene across all three shafts.
A premium acoustic lagging upgrade using 55mm thick 32kg/m3 foil-faced glass-wool insulation blanket rated R1.3 was applied to all 41 chute pipe sections across both systems, providing high-performance noise attenuation suited to the demanding acoustic requirements of a luxury retirement living and aged care environment. This treatment minimises noise transmission through the building structure, supporting a quiet and comfortable environment for residents across all levels.
The completed installation provides Multiplex Constructions with a durable, compliant, and acoustically considered waste and linen infrastructure solution tailored to the scale and operational demands of Odyssey Lifestyle Communities, supporting efficient building operations and a high standard of hygiene and resident comfort throughout the facility.
